Estate Manager - Nine Elms Park, London

Purpose of the Role
This is an exciting opportunity for an Estates Manager to take a leading role at a world class development currently partially completed and partially under development. Nine Elms Park is located in the Vauxhall Nine Elms Battersea Opportunity Area (VNEB) which is the largest regeneration zone in central London. Nine Elms Park covers 14 acres, with the park itself running the length of the site east to west.
Take the operational lead in the execution and delivery of all Estate services relating to the operational management of the common areas of the estate. The buildings on the Park are under separate ownership and not under the remit of the Estate Manager, however the extensive public realm, landscaping, estates roads and walkways will be.
The successful applicant will also be responsible for planning and delivering enlivenment initiatives and events across the estate. These activities should foster a vibrant, inclusive community, enhance the estate’s appeal, and position it as a leading destination for residents and visitors alike.
There is a newly constructed and well appointed, Estate Management Office on the Park where the role will be based.
This is a client and customer facing role taking responsibility for delivering site-based property management services.
Key Responsibilities
Main Duties
Support the Surveyor and Regional Facilities Manager in advancing good client relations with appropriate occupier representatives; propagate open communication and flow of information on building issues.
With assistance from the Facilities Manager, ensure and update records of compliance with all operational processes and procedures.
Procure quoted costs and other appropriate information to facilitate the production and subsequent management of the estate service charge budget.
Ensure that health & safety, emergency procedures and safe working practices are enforced and conform to current legislation. Take control of any emergency situations and execute evacuation plans.
Undertake regular physical inspections of completed works and service contracts and of all areas of the premises in their entirety.
Support the Surveyor with all aspects of routine correspondence and lead on administrative duties to support the efficient running of the building management office.
Ensure that the production of service specifications, contracts and associated documentation properly represent the service requirement of the premises and are presented and executed in accordance with company guidelines.
Assist with the tracking and processing of service invoices and the production of management accounts. Raise Purchase orders
Arrange with the appointed contractor the design and implementation of landscaping/decorative planting over the Christmas period.
Carry out monthly inspections of the public realm.
Take ownership of the Savills and Client’s vision and values ensuring that they are fully integrated into all of the estate services.
Planning and coordination of site-wide events
Source and build partnerships with local businesses and groups
Other duties as directed

Skills, Knowledge and Experience
- Technical Knowledge of Building systems
- Good understanding of Hard and Soft services esp. M&E
- Understanding of Budgets and Service charges
- Health and Safety IOSH
- Competent with Savills IT Systems (Elogbooks, Proactis, QCompliance etc) beneficial
- Contractor Management
Working Hours - 08.30 – 17.00
Salary - £60,000 Per annum
