Property Manager - Trafalgar Place/Deptford Landings, Elephant Park
An exciting opportunity has arisen for the right person.
Purpose of the Role
To deliver exceptional property management services across two key Savills-managed developments, ensuring compliance with statutory requirements, strong financial performance, and excellent resident engagement. The Property Manager will act as the operational lead for both sites, representing Savills in all matters relating to property performance, resident relations, and service delivery.
Key Responsibilities
Operational Management
- Oversee the day-to-day management of both Elephant Park and Deptford Landings residential developments.
- Ensure all buildings and communal areas are maintained to a high standard, coordinating with Facilities Managers and Building Managers.
- Monitor service delivery performance, ensuring compliance with Savills’ operational standards and client requirements.
- Conduct regular site inspections, ensuring health, safety, and compliance actions are recorded and addressed.
- Oversee front-of-house and concierge operations, ensuring a consistent level of service across both developments.
Compliance & Building Safety
- Ensure compliance with the Building Safety Act, Fire Safety Regulations, and all relevant health and safety legislation.
- Maintain accurate and current compliance records within Savills’ management systems.
- Work collaboratively with the Facilities Manager and Head of Residential to uphold the Golden Thread of safety information.
- Prepare buildings for audits and assist with the development of safety case documentation where required.
Resident Engagement & Community Relations
- Act as the primary point of contact for residents, providing professional and efficient responses to enquiries.
- Develop and deliver resident engagement strategies for both developments, supporting community cohesion and transparency.
- Liaise with Resident Associations, ensuring regular communication and collaborative problem-solving.
- Attend and chair resident or stakeholder meetings as required, ensuring actions are recorded and completed.
Financial & Budgetary Management
- Prepare, manage, and monitor annual service charge budgets for both developments.
- Ensure financial performance aligns with forecasts and identify opportunities for efficiency or savings.
- Manage supplier invoicing, purchase orders, and reconciliation within Savills’ systems.
- Support the Head of Residential in financial reporting and year-end audits.
Contractor & Supplier Oversight
- Support the procurement and performance management of key service contractors (cleaning, security, landscaping, etc.).
- Monitor service level agreements (SLAs) and key performance indicators (KPIs).
- Ensure contractor compliance with health and safety and access control policies.
Stakeholder Management
- Represent Savills in meetings with clients, developers, local authorities, and other key partners.
- Maintain positive working relationships with on-site management teams, residents, and external stakeholders.
- Provide professional property management advice and feedback to stakeholders to support continuous improvement.
Systems, Reporting & Administration
- Use Savills’ property management systems (e.g., Qube, MRI, or similar) for all operational, financial, and compliance management.
- Maintain accurate property records, compliance logs, and resident communication histories.
- Prepare monthly management reports highlighting operational performance, resident feedback, and compliance status.
Skills, Knowledge and Experience
Essential:
- Strong background in residential property management, ideally across multi-phase or mixed-use developments.
- Good understanding of UK housing legislation, health and safety, and building safety compliance.
- Financially competent with experience preparing and managing service charge budgets.
- Excellent interpersonal and communication skills with a strong customer focus.
- Confident in managing multiple developments and balancing competing priorities.
- Proficient in property management and compliance systems (e.g., Qube, MRI, or equivalent).
Desirable:
- IRPM, ARMA, or RICS qualification (or working towards).
- IOSH / NEBOSH certificate desirable.
- Experience managing developments within regeneration or new build environments.
- Working knowledge of sustainability initiatives and community engagement strategies.
